What determines the price of bathroom electrics?

No two bathrooms are the same. Together these points determine what your electrics cost. That way you understand where your price comes from.

  • Safety zones (0, 1, 2)

    The bathroom is divided into zones around the bath and shower. What is allowed where is laid down in NEN 1010. An awkward layout requires more thought and better materials.

  • Number of points

    Every socket, every light point and every connection adds up. A toilet with one light is quickly done, while a complete bathroom with a mirror, spotlights and underfloor heating requires more work.

  • IP rating of the materials

    In a wet room materials must be splash-proof, with the right IP rating for each zone. That solid material costs more than an ordinary socket from a dry room.

  • Underfloor and mirror heating

    Electric underfloor heating and mirror demisters require extra wiring, sometimes a dedicated circuit and a thermostat. Comfortable, but it also determines what you pay.

  • New build or existing bathroom

    In a bare, stripped-out bathroom we run cables easily. If chasing and cutting has to be done in an existing, tiled room, extra work comes up.

  • Condition of the meter cabinet

    By standard the bathroom belongs behind a 30 mA RCD. If there is not one, or an extra circuit is needed, that counts in the price.

What exactly are you paying for?

Electrics in a bathroom are not an ordinary little job. It is a wet room, and that is exactly where safety counts most. This is what lies behind the price.

The safety zones (0, 1 and 2)

Under NEN 1010 a bathroom is divided into zones, measured from the bath and shower. Zone 0 is the wettest (in the bath or shower tray itself), with zone 1 and zone 2 around it. The closer to the water, the stricter the requirement on the materials.

What is allowed where is fixed. In the wettest zones only low voltage or special splash-proof materials are allowed, and ordinary sockets belong at a safe distance from the bath and shower. We determine the zones before we connect anything at all, so that every point is in the right place and with the right protection.

Earthing and a 30 mA RCD

In a wet room good earthing is not a luxury but a necessity. Water and electricity do not belong together, and a fault must never become life-threatening. That is why the bathroom belongs behind a 30 mA RCD: it cuts out in a flash as soon as there is a leakage current.

If that RCD is missing, or your meter cabinet is not set up for it, we put that right first. That is not an extra, it is the basics. Without that protection we do not hand over a bathroom.

Underfloor heating and mirror demisters

Electric underfloor heating consists of a heating mat that goes under the tiles, with its own connection and a thermostat. The thermostat sits splash-proof and outside the wet zone. Reckon on €50 to €100 per square metre, plus €100 to €250 for the thermostat.

A mirror demister is a thin mat behind the mirror that prevents condensation, so the mirror stays clear after showering. Connecting it costs €75 to €150. Both sometimes require a dedicated circuit in the meter cabinet; we discuss that upfront, so you know exactly where you stand.
