Price per m² and per connection point
You can look at the costs in two ways: per square metre of floor area or per connection point (every socket, every switch and every light point). The price per point applies to complete wiring of a whole house; if you have individual points added later, the price per unit is higher (see our socket installation cost page). Renovation is more expensive than new build, because in an existing house channels have to be chased, conduits cut in and everything made good again. These are guide prices including cabling, materials and installation to the NEN 1010 standard.

What determines the price of wiring a house?
No two houses are the same. Together these points determine what wiring your house costs. That way you understand where your price comes from.
Floor area and number of connection points
The larger the house and the more sockets, switches and light points, the more cabling and work. The number of points is often a fairer measure than square metres alone.
New build or renovation
In a new build we lay the wiring in open walls, which goes quickly. In a renovation the old installation has to come out and channels are chased, conduits cut in and everything made good. That takes more time and therefore more money.
Whether or not a new fuse box
Wiring a whole house often also requires a new or heavier fuse box. That is a separate item. See the costs for it on our fuse box page.
Finish level and home automation
Standard switchgear is better value than designer or smart switching. If you want home automation, dimmers, smart lighting or lots of data connections, the price rises.
Access and chasing
Concrete walls, thick floors or hard-to-reach spots require more chasing. A house where the walls are still open is better value than an occupied, finished home.
Scheduling and urgency
Planned work that fits the build schedule is better value. If it has to be done quickly or fitted in around other contractors, that takes more coordination and sometimes a surcharge.

Flat 70 m², renovation
A 1980s flat with outdated wiring and too few sockets. The residents want to renew the complete electrics, including a fresh fuse box.

What exactly are you paying for?
Wiring a house is more than pulling some cable. This is what is in the price, so you understand why quality work has its price.
New build or renovation: where is the difference?
In a new build we lay the cabling in open walls and floors, before the plasterer arrives. That is quick and tidy, and that is why new builds are better value per metre.
In a renovation it is more work. The old installation has to come out, we chase channels into the walls, cut in conduits and then close everything up again. That stripping-out, chasing and making-good work makes renovation more expensive, even though the number of connection points is the same.
What is included in complete wiring?
Complete wiring means all the conduits and cables from the fuse box to every socket, every switch and every light point. Think of the wiring for the kitchen, bathroom, bedrooms, outside and heavy appliances such as an oven, induction hob and washing machine each on their own circuit.
Often a new or heavier fuse box comes with it too, plus data and network cabling if you want it. We label everything, connect it and test the whole installation through before we hand over.
NEN 1010, safety and why the fixed price only comes after a survey
We lay all wiring to the NEN 1010 standard, the standard for safe electrics in homes. We measure and test the installation through and hand it over safely. That is not a formality: it is the proof that your house is safely wired, and it counts if your insurer ever looks at the installation.
A larger job cannot be captured in a single guide price. The number of points, the condition of the house, the chasing and your requirements together determine the price. That is why, for complete wiring, we always do a survey at your home first or work from your wiring drawing. After that you get a fixed price, set out item by item, with no surprises afterwards.
VAT and what is in the price
All prices on this page are including 21% VAT and including installation. For wiring an existing house the normal VAT rate of 21% applies. In a new build the electrics are usually included in the contractor's build sum, also at 21%.
Our quote always states a fixed price, set out item by item: cabling, switchgear, labour, the call-out charge and the final test together. No after-the-fact billing, no surprises. If something unexpected comes up during the work, for example hidden old wiring, we discuss it with you first before we continue.

Smart ways to save on your electrics
Without compromising on safety, there are a few sensible ways to manage the costs.
Wire while the walls are open
Have the electrics installed during the shell stage or during a renovation, while the walls are still open. Then there is no need for chasing and making good, and that saves a lot.
Choose your number of points deliberately
Think carefully in advance about where you want your sockets and switches. Enough points straight away prevents costly extra work later, but needlessly many points also costs money. We give honest advice on what suits.
Combine the work
Have the wiring, a new fuse box and, for example, data or EV charger preparation done all at once. One journey and one job saves on the total sum.
